For schools, clubs, leisure operators and landowners, the real risk is not usually the steel or the glass you can see - it is the drainage, levels and sub-base you cannot.

Groundworks are where long-term performance is decided. If the court sits on a weak platform, you can expect standing water, movement in the slab, stress on the frame, premature wear in the turf and avoidable maintenance costs. If the groundwork is done properly, the court plays better, drains faster, looks sharper and gives you a stronger return over time.

In simple terms, the groundworks create a stable, accurately levelled and well-drained platform for the full court system. That starts with understanding the site itself. Existing ground conditions, access for plant, nearby structures, water runoff, service routes and finished floor levels all affect how the build should be approached.

There is no sensible one-size-fits-all method. A former car park, a school field and a hotel overflow area may all be suitable for padel, but they will not present the same technical demands. One site may need substantial excavation and imported stone. Another may need drainage channels, retaining measures or a redesigned formation level to deal with falls across the land.

This is why experienced contractors place heavy emphasis on pre-construction assessment. It protects the build programme, but more importantly it protects the finished asset.

Site assessment before any excavation starts

Before setting out the court footprint, the first job is to establish what is happening below and around the surface. Topography matters because padel courts rely on precise levels. When levels are wrong, problems multiply. Glass alignment becomes more difficult, fixings are placed under unnecessary stress and the ball response across the surface becomes less consistent. From an operator's perspective, that affects both presentation and player experience. From a contractor's perspective, it is often the sign that the groundwork phase was not controlled properly.

Good groundworks are therefore about more than keeping the court roughly flat. They are about establishing exact finished levels that support every trade that follows.

Excavation, formation and sub-base build-up

Most projects begin with excavation to remove unsuitable material and reach the required formation level. The depth depends on site conditions and the chosen construction design, but the principle stays the same: remove what cannot be trusted, then rebuild the platform correctly.

The formation layer must be sound, trimmed and prepared to receive the sub-base. If weak ground is left in place, the rest of the build is compromised from the outset. In some cases a geotextile or geogrid may be appropriate to improve separation and stability, particularly where soil conditions are less reliable.

The sub-base is then installed in layers and compacted properly. This stage is not glamorous, but it is where a great deal of build quality is won or lost. The sub-base needs to provide load distribution, structural support and a reliable platform for the concrete slab or engineered base above. Poor compaction can lead to settlement. Inconsistent thickness can create level issues that later affect drainage and installation tolerances.

For clients focused on whole-life value, this is exactly where it pays to avoid shortcut pricing. Cheap groundwork packages often look competitive because they reduce unseen elements. The trouble is that unseen elements are doing most of the long-term work.

The exact arrangement depends on the system being installed and the location of the court. There are trade-offs here. Once the substructure is prepared, attention turns to the slab or foundation system that will carry the court. This element has to do two jobs at once. It must provide a stable, durable platform for the playing surface, and it must also receive the structural loads from the steelwork and glass assembly.

That requires accurate setting out and disciplined concrete work. Thickness, reinforcement specification, finish quality and curing all matter. So do anchor positions and edge details. If the slab is out, the court installation becomes harder, slower and riskier.

For commercial clients, this stage is not just about engineering. It is about protecting programme certainty. The more precise the base, the smoother the superstructure installation and final fit-out tend to be.

Groundworks requirements vary by site type

A school adding a court near existing sports provision may need careful coordination with drainage runs, safeguarding routes and restricted term-time access. A hotel may prioritise visual integration, lighting impact and minimal disruption to guests. A leisure operator may be focused on maximising throughput and positioning multiple courts efficiently on available land.

The groundwork response should reflect that context. Some sites call for retaining structures because of changes in level. Others need service diversions, additional fencing foundations or careful management of tree root zones. This is why serious contractors assess the wider scheme, not just the rectangle where the court will sit.

What buyers should ask before approving a build

If you are comparing proposals, ask how the contractor has assessed levels, drainage outfall and ground conditions. If the answers are vague, the risk usually sits with the client.

You should also ask what assumptions have been made. Groundworks costs can change where unknown conditions exist, but a credible contractor will explain the variables clearly rather than hide them in small print. Transparency at this stage is a good indicator of how the project will be run.
